How to Build a Home on Your Land: Tips for Houston Home Buyers

Have you always dreamed of building the perfect home on your very own plot of land? The thought of waking up in your beautiful, newly constructed home surrounded by acres of land and nature sure sounds like a homeowner’s dream. That’s why here at Dunn & Stone, a top-notch Houston builder, we love turning our home buyers’ dreams into their reality with our ‘Build On Your Own Land’ Program! While there are plenty of considerations to be made when you build and design your own home, securing the best-suitable land to get construction started is the most critical step in the building process. Below you’ll find a list of everything you need to know when you’re looking to build on your land in and around the Houston area.

Find Your Perfect Lot

First things first, when you’re ready to build on your own lot in the greater Houston area, you will need to find the right amount of land that fits your needs. The lot size will depend on the type of home you’re looking to build, as well as your personal preference. Whether you’re looking to acquire five acres or fifty, knowing how much land is available in the area of your choice will help determine which lot size best suits your needs. From neighborhoods within the top Houston and surrounding area school districts to plots of land to plant your family roots, our team can help connect you to the best land opportunities right here in our community.

Make Sure Your Lot Meets Local Requirements

When building a home, you must meet specific requirements set out by city and county building codes to protect property values and ensure its structural strength. One critical requirement is setbacks, or the distance from your house foundation to any other buildings on adjacent properties. You’ll also need to make sure you’re not encroaching on any flood zones or wetlands when purchasing a lot for the construction. Don’t forget your land also needs to be set up and ready for electrical and plumbing, too!

Survey The Land

Next, it’s time to survey the plot of land. You’ll want to make sure that you have a licensed surveyor come out to inspect whether or not there are any impediments on the property (like trees) to keep from having costly surprises come up later during construction. Keep in mind that you’ll notice some discrepancies between the survey and the actual land. This is because surveys use a laser and Texas’ soil can be somewhat unpredictable, so it’s vital to get an updated GPS reading before beginning any work on your new home.

Check On Deed Restrictions

Next up, be sure to review what, if any, deed restrictions are in place in the community you are considering by checking with your building team and/or Realtor before buying the plot of land. Deed restrictions establish boundaries for when and how to build on a property. These guidelines often fall in place via homeowner associations whose aim is to keep property values high.

Begin The Design Process

Now that you’ve found your ideal plot of land to build on, it’s time to put your building plans in place. As one of the best home builders in Houston, we can help you identify the options best suited for you and your family’s needs – from layout design to material selection, we can help you select products to fit your style and price range.

When you’re ready to build on your land, we’re here to help you construct your dream house from the ground up. From finding the perfect lot, to designing your home from top to bottom, inside and out, we will be there for you every step of the way.
